Eddington (Lot 1) plays a central role within the overall development; a large supermarket, leased by Sainsbury's, creates an anchor for the diverse mix of uses throughout the area. The lightweight, canopy structure enhances and complements an open air marketplace at the heart of the development and creates a dynamic, vibrant space. A central CHP energy centre which serves the entire development is devised as a distinctive element which references the tradition of Cambridge chimneys, as well as giving a strong identity to the scheme.
All residential units were designed to the former Code for Sustainable Homes Level 5. There are 117 one and two-bedroom apartments configured within three five-storey blocks. Shared amenity space is provided by roof terraces and an internal courtyard. Most units are dual-aspect, with good day lighting, cross and natural ventilation. Single-aspect duplex units with ‘walk-ups’ to three storeys have been developed for the single-sided accommodation which back onto the service yard, supermarket and energy centre.
